At Workplace Plus we manage every aspect of your office costs, simplifying them into a single monthly fee with no upfront capital outlay. By spreading the cost of your fit-out, furniture and IT hardware over the course of the lease term, you won't face huge capital expenditure at the beginning of the lease.

Workplace Plus compared to traditional leases, serviced offices and existing managed office solutions

The growth in the serviced and managed office sector accompanied by the increasing flexibility being offered by landlords on traditional leases, has meant that tenants have more choice on their office space than ever before.

However, these existing options have their pitfalls

Often seen as the hotel of office spaces, serviced offices are typically one room of many on a long corridor; a generic one size fits all option, with no ability to reflect your own company culture. Serviced offices do give you flexibility and the option to scale quickly, but they can also cost up to double that of a standard lease, and for a lot less space.
In a leasehold office you rent your own private space, but this can come with large upfront costs associated with fitting-out the space. There is a huge amount of office management to be expected, which is why most companies require a dedicated office manager just to run the office.

Leases are also notoriously complicated and you may run in to issues you hadn't considered; how do you calculate your business rates, arrange for a wayleave agreement to get your own internet in, or work out if you're being overcharged for the service charge.
The traditional managed office offering attempts to bridge the gap between the above options but it is reliant on a managed office provider taking on the lease and renting it back to the tenant at exorbitant costs and little security of tenure.

Securing the Lease

We help find your dream office, and adapt it to make it perfect for you. At this stage, we have indicative costs based on the space and what we already know about the property.

Several of these costs can vary depending on usage, preferences, and market rates. Once you have identified and secure the perfect space, we work with you to fully understand your needs.

The Move

Ahead of your move, the Workplace Plus team will ensure the space is ready for occupation, taking care of your IT infrastructure, fibre internet, cleaning contracts, business rates application, and even your initial ‘shopping list’ of items required to make sure the office is ready to use from day one.

If there are any modifications that need to be made, we will manage this for you so you can focus on running the business during what can be a stressful time.

Finances

We calculate all your office running costs and combine these into a single monthly fee which you pay into your Workplace Plus client account. The management of the entire supply chain and office finances are taken control of by us. You retain personal discretion and full clarity of these where desired.

Larger upfront costs such as furniture and fitout have a financing option to spread those costs over the full term if preferred. When additional orders/payments are needed, this will simply be reflected in the following months statement.

Office Management

For the duration of the lease, you are in the capable hands of your dedicated Workplace Plus account manager, who manages all aspects of your day-to-day office operations from the office cleaning to your energy contracts. Via the Workplace Plus App you have live access to all of your documents such as invoices and contracts.

Any ad-hoc concierge requests or any problems that require a handyman can be reported at the touch of a finger. Workplace Plus will become an extension of your team, taking care of any headaches should they arise during your term.
